Guest Blog: How to Know When It’s Time to Modernize Your Home

The following post was contributed by Modernize, an Austin-based company dedicated to empowering homeowners with expert guidance and tools to take on big home improvement projects with confidence.

Whether you’re planning to sell in the near future or you’re simply tired of living in an outdated home, you can update and modernize key features that will revolutionize your living space. In order to improve both property value and aesthetic, it’s important to focus on the right updates. Some make a bigger impression than others, and your house is probably crying for help in certain areas that you don’t want to ignore.

Here are some of Modernize’s favorite renovation projects to give your house a clean, modern dynamic.

Roofing

Signs that you need to update – If you have an asphalt roof that’s more than 20 years old, it’s about time to replace it, especially if some shingles are curling, rotted, or missing. A new premium roof will improve your curb appeal and home value, but it will also do something even more important—protect your family and belongings far better than a damaged or aged roof can.

Modernizing ideas – Asphalt is one of the least expensive roofing materials, which is why it is so common. But replacing your roof with a pricier premium material like steel or slate means having a durable, beautiful roof that lasts twice as long as asphalt and is more energy efficient.

Light Fixtures

Signs that you need to update – If your light fixtures are brassy or your ceiling fan looks like it’s from the 80s, it may be time to opt for a sleeker and more interesting look. Light fixtures are a small detail and inexpensive to replace, but they can make a big difference.

Modernizing ideas – Go streamlined and simple, geometric, or elaborate and unique. Your light fixtures should either be barely noticeable or make a bold style statement.

Bathroom

Signs that you need to update – Prospective homebuyers tend to look closely at bathrooms and kitchens. If any of the appliances are permanently stained or chipped, it’s time for a makeover.

Modernizing ideas – Neutral, natural, and clean are great goals for a modern bathroom. Vessel sinks are on-trend. Small glass mosaic tiles have been popular for showers this year, while oversized tiles are fashionable on the floor. If a full-on bathroom renovation is out of your budget, replace your hardware like towel racks and faucets. Or install a new mirror and update the lighting for a refreshingly simple upgrade.

Kitchen

Signs that you need to update – Dark wood, silver-toned handles, and speckled granite are all more run-of-the-mill than modern.

Modernizing ideas – If you want to save on your remodel, keep the original plumbing and layout, but splurge on your countertops, cabinets and appliances. Butcher block and solid black countertops fit perfectly with a modern look, as do stainless steel appliances contrasting with natural wood.

Windows

Signs that you need to update – Modern homes often offer as beautiful a view of the interior as they do the exterior. Windows are an essential element of streamlined modern design, so a dark house won’t do.

Modernizing ideas – Consider installing portrait windows, which will bring in plenty of light. Sliding doors can also help you connect with the world.

Whether you decide on a few small fixes or a major renovation, your modernization efforts are sure to pay off. A little sprucing up can make home shoppers antsy to put in an offer—or make you want to stay forever.
