The house is located in a prime Venice Beach location.

135 Brooks Avenue is at the intersection of Brooks, Abbott Kinney and Main Street where restaurants and retail becomes residential. The home is also walking distance from the infamous Venice boardwalk and beach.

The design was an addition and complete renovation to an existing 1980’s box.

A new “floating” Master Suite was added to the 3rd floor to take advantage of the ocean views as well as create a 2-story indoor/ outdoor Entry and Living Room below. The idea of California living was enhanced by opening 3-sides of the living area using pivoting and multi-sliding doors. The feeling of being outdoors yet protected from the exterior elements is achieved by surrounding the living area with frameless glass between the 1st and 3rd levels allowing natural light in during the daytime and views to the stars at night. The design of an open floor plan with high ceilings and exposed steel columns is a nod to New York Lofts where a flexible space overlooks the living area below. Shifted geometries were introduced to the exterior “box” in order to create a feeling of movement whether viewed from a car passing by or from a pedestrian walking to the beach. This overlay shift occurs in the 3rd floor front balcony, the Master Bedroom window patterns and the roof deck stair tower. The adjoining rooms were updated with custom cabinetry, fixtures and finishes.
